The centrality of the site and its historical significance place upon us the responsibility to ensure an urban design, development, architectural quality, and social and neighborhood integration that are articulated through:

• The use of the superblock concept
• Planning a cross-street connection via Ferrocarril del Puerto Street to provide access to the Port
• Special attention to landscaping
• Respect for the existing needs and facilities of the neighborhood
• Preservation of the current sea views enjoyed by existing buildings
• Construction of two social housing buildings, comprising a total of 80 units
• Construction of a new building for Cottolengo
• An architectural proposal for a very unique building designed by the renowned Zaha Hadid Architects
• Provision for a two-storey cultural space
